A newer construction luxury home at 347 Orion Ave. in Old Metairie sold for $1,550,000 on June 12. The home was built in 2021 by and for its original owner and builder David K. Jackson. It features 4 bedrooms, 4½ bathrooms, and 3,661 square feet of living space, on a 56×156 lot.

“It’s an exquisite home with the some of the best interior upgrades, styles, and finishes put in by the original builder. The expansive backyard is simply amazing and resort-like,” said David Claus, GNO Realty, LLC, and the listing agent on the transaction. “There is a large pool, surrounded by an artificial turf yard, landscaping enhanced with lighting, tanning shelf, speakers, an outdoor kitchen, seating area, and space for entertaining, it has everything.”

The front of the home features curb appeal with full landscaping, lighting and irrigation, gas lanterns, fountain, and ample parking. The first floor of the two-story home features a 13.8×16 dining room with 14½ foot high ceilings. The dining room connects to an open-floor plan of both the kitchen and the living room. The 19.2×24.5 living room, also known as the great room, has a fireplace, and connects to the rear porch through a folding glass wall.

The first floor also has the primary bedroom suite (14.6×15.5), which consists of a spa-like bath and walk-in closet. The first floor also has a laundry room and shed. The high-end kitchen is adorned with custom ceilings, huge island, pocket doors, ample cabinetry, and a walk-in pantry.

There are three bedrooms (13.3×11.2, 13.6×12.7, 12×11.2) located upstairs, which features 10-foot-high ceilings. Each bedroom has its own bathroom. The large landing area and two walk-in attics offer additional space for storage or customization. The home was also built with cameras, ring doorbell, alarm system, and insulated with spray foam, assisting with energy efficiency.

Claus said the Old Metairie real estate market has fared well over the first six months of 2024, and newer construction, combined with the retail boom on Metairie Road, has helped sales.

“Metairie Road is the Magazine Street of Metairie. It has experienced a boom with new restaurants and shops attracting visitors and interested homebuyers,” said Claus. “The allure of living in Old Metairie is still very evident, and the newer construction has helped the price point of the market. Builders have stepped up their game, elevated their builds, and buyers have responded by purchasing the new construction as it comes on the market.”
